It's confirmed - Mansfield is getting a Costco Wholesale Warehouse.
The $19.5 million store, opening in May 2026, will be on the northeast corner of Lone Star Road and FM 917, off Texas 360, according to records filed Wednesday with the Texas Department of Licensing and Regulation.
The Costco will be about 157,000 square feet. Tarrant County already has three Costcos; this location is just across the Johnson County line.
The wholesale giant popular for its signature bulk discounts, free food samples and member-exclusive perks will also include a $2.9 million gas station.
The Mansfield City Council voted unanimously May 12 to approve a Chapter 380 agreement as a first step toward the construction of the city’s first Costco store.
The city offered up to $8 million in incentives for Costco to build the store.
Jason Moore, executive director of the Mansfield Economic Development Corporation, told council members that the agreement is a “first step in a larger project.”
The location is currently zoned for planned development, meaning a zoning change would be required for the Costco project. The current zoning includes 60 townhomes, 275 multifamily units and 14 acres of commercial use.
Moore said about 21 acres on the northern portion of the 48-acre site would be directly used for Costco.
A Chapter 380 agreement allows municipalities to offer financial incentives, such as grants, loans or sales tax rebates, to businesses to promote economic growth and development within its jurisdiction.
The agreement approved May 12 outlines a performance-based incentive structure for Costco to deliver a 150,000-square-foot store, investing a minimum of $25 million in capital investment and generating a minimum of $40 million in annual sales.
The agreement calls for the city to reimburse Costco for up to $1.5 million in infrastructure costs. The city would also give Costco 50 percent of general fund sales tax from the property, capped at a total incentive — including the initial $1.5 million grant — of $8 million.
“Costco’s presence is expected to anchor the corridor and catalyze further development, with the $40 million minimum taxable sales threshold functioning as a robust baseline for long-term economic benefit,” Moore wrote in a staff report.
In mid-March, a new Costco opened in Weatherford in Parker County, at the northwest corner of Interstate 20 and Center Point Road. The store hired more than 230 workers.
Costco currently operates 908 warehouses, including 625 in the United States and Puerto Rico.
