LanCarte Commercial has facilitated the sale of a 1.42-acre commercial development site located at the intersection of FM 157 and Watson Branch Lane in Mansfield. Mark Boone of LanCarte Commercial represented the seller, while Rudy Vasquez, an individual developer, represented the buyer.
The site sits at a stop-lighted intersection on FM 157, which carries roughly 32,000 vehicles per day, giving it strong visibility and easy access. It's three minutes from Historic Downtown Mansfield and is located in one of the fastest-growing pockets of the Mansfield market.
The property also marks the entrance to the Watson Branch master-planned community, home to Aura Watson Branch, Album Mansfield, approximately 350 market-rate residential units, and 143 active adult units. It connects directly to the Watson Branch Trail, a mile of walking and biking paths.
"This was a great opportunity to bring a well-positioned piece of land to market," said Boone. "The location and surrounding development make this one of the more exciting corners in Mansfield right now, and we were glad to get the deal done."
